now this is a great render and a very good postwork, Leonardo !

but the first thing i thougt was, isn´t this supposed to look newer. this building looks very rotten and my clients would kill me if i would do postwork like you did (which looks really cool - but rotten) on houses that are still going to be build (or even sold)

I agree that it looks great but for arch viz purposes this wouldn't fly because of the dirt / grime added. Unless of course there is a variation in how old the building is in each image rendered.

Also, the levels should be adjusted. Seems the whites should be more white and the hot spots a bit hotter.

I went a little heavy on the postwork on this one... As I was not even planing to show it to the client (the construction documents are already finish).

Anyway, even on new buildings (1 year) old... the hot/humid climate of south Miami really impacts the their finish (perhaps not to this extend, but you get the idea). I personally like how nature embraces the building and gives character.
