I map the smoke map over a very large area because it didn't turn out seamless when I rendered the procedural from the 3ds Max material editor.

The last time I was in one my galleries in the Madison & Upper East Side 80th to 90th St. neighborhood, studio condos went for 1.5-2 million.
Something like this would be *much* more.

A condo on Park Ave, with a room like Fran so beautifullly rendered, and assuming adjacent rooms of equal quality, I would conservatively estimate at 20-40 million USD.
And that could easily be woefully low.
My house here is DC has gone up 300% in five years. Which means I pay more taxes and would have to move 3 hours away if I sold.
And high end digs in NYC probably beat that.
